Croatan Woods on the Sound



There’s a new neighborhood emerging amidst towering hardwoods near a private, soundfront beach that features sweeping views of the Croatan Sound from a large, gracious gazebo.

Croatan Woods, on the north end of Roanoke Island, is truly a gorgeous piece of land. Village Realty Outer Banks will have a one-day launch sale at the property on July 31 featuring low prices not seen since the 1980s.

Bob Oakes, president of Village Realty in Nags Head, feels so strongly about the property, he said he would recommend it to high school friends.

“I think the north end of Roanoke Island is a premier location,” he said. “The location is really neat, there’s a beautiful little soundfront beach.”

Croatan Woods represents the first venture on Roanoke Island for Village Realty, one of the oldest, family-owned vacation rental home and real estate companies on the Outer Banks.

Oakes said the property, with its soundfront beach, marsh and high, wooded lots, speaks for itself.
“I think this is a wonderful time to purchase land on Roanoke Island,” he said. “There are not too many opportunities left there.”

Bettie Blanchard, an associate broker for Village Realty and listing agent for Croatan Woods, said the Harvey family has long dreamed of developing the property.

As a long-time resident of Roanoke Island and life-long friend of the Harvey family, Blanchard has a unique insight on the project. She also shares similar views with Oakes.

“This whole piece of property is the last of its kind,” she said. “Those lots are absolutely beautiful. It really is gorgeous land.”

In addition to the high lots and hardwood trees, Croatan Woods also offers easy access to all of the things that make Roanoke Island a unique place to live or visit.
The first thing that comes to Blanchard’s mind is the recreational activities close at hand.

“I’m all about the Roanoke Island lifestyle,” she said. “The Mann’s Harbor Bridge is the place for rock fishing.” There’s also crabbing and deep water nearby.

But for Blanchard, who can often be seen walking along the bike/walking path that starts at Pirate’s Cove and extends beyond Croatan Woods to the Croatan Sound, there’s much, much more.

She rattles off the island’s facilities with ease: a bike/walking path from bridge to bridge, the new College of the Albemarle campus with an $8 million art building, The Island Farm, and two new schools.

“We have beautiful schools,” said Ruth Ann Ross, also an associate broker with Village Realty. “A kid can get on a bike and safely get to any school.”

And there may be more children than ever living on Roanoke Island as government facilities continue to lure people to live there.

There’s the new Dare County Center complete with a workout facility, the North Carolina Aquarium on Roanoke Island as well as several new projects including the proposed University of North Carolina’s Coastal Studies Institute. 

And don’t forget downtown Manteo with its “Mayberry” feel, Festival Park, marina, a boardwalk along the sound that’s more than a mile long, gazebo, lighthouse, a soundfront park with seating and picnic tables, as well as plenty of shops and eateries.

As Blanchard said, Croatan Woods on Roanoke Island offers a unique island lifestyle that’s hard to find these days. Oakes feels so good about it all that he’s already shared the idea with his high school friends.
